Al Aryam NOC: how to get approval for works in Mira and Mira Oasis
The Al Aryam NOC is mandatory for any villa modification in Mira and Mira Oasis. Major works such as extensions also need the DDA permit, and in Mira Oasis 1, 2 and 3 the PMO OnePermit lets your contractor work on site. We prepare the drawings and handle every step.
The short answer
To modify a villa or townhouse in Mira or Mira Oasis, you first need the Al Aryam NOC; it is mandatory for all modification works. Submit the proposed drawings with the title deed and owner's ID. Major modifications, such as extensions and structural changes, then need the Dubai Development Authority (DDA) permit. In Mira Oasis 1, 2 and 3, the PMO OnePermit then allows the contractor to work on site and issues the gate pass.

Questions
Al Aryam NOC: questions
How do I get my Al Aryam NOC?
Prepare the drawings of what you want to change, then submit the request to Al Aryam with the title deed and owner's ID. Once approved, major works also need the DDA permit. We prepare the drawings and calculations and submit for you.
Is the Al Aryam NOC mandatory?
Yes. Every modification to a villa or townhouse in Mira and Mira Oasis needs the Al Aryam NOC before works start.
What is Al Aryam?
Al Aryam issues the community NOC for modification works in Mira and Mira Oasis. Owners need it before modifying their home.
Which communities need the Al Aryam NOC?
Mira and Mira Oasis.
Do I also need a DDA permit?
For major modifications, yes. Extensions, structural changes and similar works need the Dubai Development Authority (DDA) permit after the Al Aryam NOC.
Which works count as major?
Works that change the structure or add area: extensions, maid rooms, garage conversions, balcony enclosures, wall removal and similar. We check your scope and tell you.
What is the PMO permit in Mira Oasis?
In Mira Oasis 1, 2 and 3, the PMO OnePermit allows your contractor to carry out the works on site and issues the gate pass. It comes after the Al Aryam NOC.
Do I need the PMO permit in Mira?
The PMO OnePermit currently covers Mira Oasis 1, 2 and 3. We confirm the site access requirements for your community before works start.
What documents are needed for the Al Aryam NOC?
Usually the title deed, owner's passport or Emirates ID, the proposed drawings and, for structural works, stamped structural calculations. We confirm the list for your scope.
I do not have the drawings of my villa. What now?
We obtain the existing drawings where available, or survey the villa and prepare as-built drawings.
Can a tenant apply for the Al Aryam NOC?
Yes, with the landlord's written consent first.
Can I start works with only the Al Aryam NOC?
For minor works the contractor still needs site access; in Mira Oasis that is the PMO permit. For major works the DDA permit is also needed before starting.
What happens if I modified my villa without the Al Aryam NOC?
The works need to be regularised or removed. We survey, prepare as-built drawings and apply to clear them.
Do I need the Al Aryam NOC to sell my villa?
If your home has been modified, make sure each change has its NOC, permit and completion. Unapproved works can hold up the sale.
Do you work for Al Aryam?
No. Structural Solutions is an independent engineering consultancy. We prepare the drawings and calculations and manage the Al Aryam, DDA and PMO steps for the owner.
