Tilal Al Ghaf unapproved works: regularise, remove or sell?

Tilal Al Ghaf unapproved works: works that fit the MAF guidelines can usually be regularised with as-built drawings, the MAF NOC and, for major works, the DDA permit. Works against the guidelines have to be changed or removed, and MAF applies a penalty. We survey, advise and handle it.

The short answer

In Tilal Al Ghaf every home improvement needs the MAF NOC, so works done without it are unapproved and MAF applies a penalty fee. Works that fit the MAF Home Improvement Guidelines can usually be regularised: survey, as-built drawings and calculations, MAF NOC, then the DDA permit and completion for major works. Works on the not permitted list, such as a converted garage, a fully enclosed balcony or cladding, must be changed or removed. This matters most when you buy or sell.

Questions

Tilal Al Ghaf unapproved works questions

Can unapproved works in Tilal Al Ghaf be regularised?

Works that fit the MAF Home Improvement Guidelines can usually be regularised: we survey them, prepare as-built drawings and calculations, apply for the MAF NOC, and get the DDA permit and completion for major works. Works against the guidelines have to be changed or removed.

Which unapproved works cannot be kept?

Works on the not permitted list: a converted garage or carport, a fully enclosed balcony, cladding or a changed façade, extensions that change the outside look, cat ladders, works blocking the utility meters, and extra electrical load.

Is there a penalty for works without approval?

Yes. MAF applies a penalty fee for home improvement works carried out without approval, higher for major works than for minor works, in addition to the normal NOC process.

The previous owner extended the villa. How do I know if it was approved?

Ask for the MAF NOC, the DDA permit, the approved drawings and the completion certificate. If they do not exist or the works differ from the drawings, the extension is unapproved. We compare the villa with the approved drawings.

Do I need to fix unapproved changes before selling?

It is strongly advised. Buyers and their agents check approvals, unapproved works reduce trust and value, and the new owner inherits the problem. We regularise or advise on removal before you list.

Can I sell my villa with unapproved changes?

You can, but tell the buyer, and expect questions or a lower offer. Regularising first is the cleaner route.

Do non-structural works need approval?

Yes. In Tilal Al Ghaf all home improvements need the MAF NOC, including minor works such as tiling, gypsum and wardrobes. Major works also need a DDA permit.

What do you need to regularise works?

Photos, any drawings or approvals you have, the title deed, and access for a survey. We prepare the as-built drawings and handle the submissions.

When can the works be done?

Between 9am and 5pm, not on weekends or public holidays. A copy of the MAF NOC must be posted on the front door or wall, and your contractor needs a contractor access permit from the Belong app.

How much does it cost?

It depends on the scope of the regularisation. MAF charges its own application fee and holds a refundable deposit, confirmed when you apply. Send us the details and we review and advise on our fee.

What do you need from me to start?

Photos, your title deed, the sub-community and home type, and any plans from your handover documents. We tell you what the MAF Home Improvement Guidelines allow and what is needed.
