Can I convert my garage into a room in Tilal Al Ghaf?
No. Converting the garage or carport into storage or living space is on the list of works that are not permitted under the MAF Home Improvement Guidelines.
Why can't I convert the carport?
Carports are for parking only, and change of use is not permitted. They sit at the front of every home and keep the street design uniform.
Can I enclose the carport with a door or walls?
No. Enclosing it is a change of use and would add floor area. Carports are excluded from GFA because they are open.
What can I do with my carport?
Add a lightweight cover above it, if it is not visible from the street, sits below the carport parapet and matches the louvre colour.
Can I turn the garage into a gym or office?
No, the same rule applies: no conversion to storage or living space, whatever the use.
I need an extra room. What are my options?
Reconfigure rooms inside the home, add an extension that keeps the same outside look of the villa, or partially enclose the rear balcony, all with approval. Some villas can add a garden suite.
The previous owner converted the garage. What now?
Check for an MAF NOC. Without one, it is unapproved work and can cause problems when you sell. We advise on regularising or reversing it.
Can my contractor start before the approvals?
No. Every home improvement in Tilal Al Ghaf needs the MAF NOC before work starts, and major works also need the DDA permit. Works carried out without approval get a penalty from Majid Al Futtaim and may have to be removed.
When can the works be done?
Between 9am and 5pm, not on weekends or public holidays. A copy of the MAF NOC must be posted on the front door or wall during the works, and your contractor needs a contractor access permit from the Belong app.
