Is bed-space rental allowed in Dubai?
Bed-space rental is allowed only as permitted shared accommodation, in an allowed area, with 5 m² per person, DCD approval and the DM permit.
The short answer
Bed-space rental is shared housing, so the DM rules apply (Dubai Municipality circular, reported by Khaleej Times on 8 October 2026): the property must be in an allowed area, set as individual housing (not on the four family-only roads), with at least 5 m² per person, the required facilities, DCD approval and the permit. Without these it is a violation, with fines from AED 500 to AED 500,000. Existing bed-space properties must regularise by 8 September 2027.

- One category: Individual or family, not mixed.
