Individual vs family shared housing in Dubai: what is the difference?

Individual vs family shared housing: Dubai Municipality allows two categories, and each unit can be only one of them, never a mix.

The short answer

The DM circular (reported by Khaleej Times on 8 October 2026) sets two categories of shared housing: individual housing, where unrelated individuals share the unit, and family housing, where families share it. A residential unit can be allocated to only one category, and the two cannot be combined. On Bani Yas Road, Sheikh Zayed Road, Jumeirah Road and Al Wasl Road, only family housing is allowed. The category is chosen when the permit is applied for, and the layout drawings follow it.
