Can I mix family and individual tenants in Dubai?
No, you cannot mix family and individual tenants: under the DM rules each unit is either family or individual housing.
The short answer
The DM circular (reported by Khaleej Times on 8 October 2026) allows two categories of shared housing, individual and family, and a residential unit can be allocated to only one of them. So a villa or apartment cannot house families and unrelated individuals together. On Bani Yas, Sheikh Zayed, Jumeirah and Al Wasl roads, only family housing is allowed.
