The Springs Villa Types and Extension Guide
The Springs villa types and extension guide: each villa type has a different built-up area, and the extension allowance is up to 10% of it, per Emaar.
The short answer
Villas in The Springs come in types such as 2M, 2E, 3M, 3E and 4M. Approximate built-up areas (BUA) and the 10% allowance: Type 2M about 150 m² (about 15 m²), Type 2E about 160 m² (about 16 m²), Type 3M about 185 m² (about 18.5 m²), Type 3E about 200 m² (about 20 m²) and Type 4M about 240 m² (about 24 m²). We confirm your villa’s exact area from the Emaar as-built plans. Anything above 10% is strictly reviewed by Emaar management and may not be approved.

What we check first
- Plot and setbacks: where an extension, pergola or pool can go on your plot.
- Structure: walls, slabs, columns and foundations before any opening or new load.
- Existing floor area: measured from the as-built plans, so the extension allowance is right.
- Unapproved works: older changes are surveyed and approved before new works.
