Tilal Al Ghaf · Boundary wall and gate

Tilal Al Ghaf boundary wall and gate: can I change them?

Tilal Al Ghaf boundary wall and gate changes need the MAF NOC, and MAF checks them against the uniform design of the community. Nothing can be attached to the boundary wall: pergolas, gazebos and awnings must be at least 80 cm away. We check what can be approved for your home.

The short answer

In Tilal Al Ghaf, changes to boundaries are home improvements that need the MAF NOC before work. The MAF Home Improvement Guidelines aim to keep the community uniform and do not publish a height you can raise walls to, so MAF decides case by case. Pergolas must not be attached to the boundary wall and must stay at least 80 cm from it, like gazebos and freestanding awnings. For privacy, structures and planting inside the garden are usually the easier route.

Questions

Tilal Al Ghaf boundary wall questions

Can I change my boundary wall or gate in Tilal Al Ghaf?

Changing boundaries is a home improvement that needs the MAF NOC first. The MAF guidelines are there to keep the community uniform, so walls and gates that face the street are checked closely. We check what can be approved for your home.

Can I raise my boundary wall for privacy?

The MAF Home Improvement Guidelines do not publish a wall height you can raise to. Any change needs the MAF NOC, and MAF decides based on the uniform design of the community. For privacy, a pergola, gazebo or planting inside the garden is easier to get approved.

Can I fix a pergola or shade to the boundary wall?

No. Pergolas must not be attached to the boundary wall and must be at least 80 cm away from it. Gazebos and freestanding awnings also need 80 cm.

Can I add a screen or fence on top of the wall?

It changes the boundary, so it needs the MAF NOC. We prepare a drawing that keeps the community look for MAF's review.

Can I change my gate?

A new gate design changes the street view, so it needs the MAF NOC. Matching the existing style and colour helps approval.

Do I need my neighbour's agreement?

Boundary walls are shared with the neighbour. MAF may ask about the impact on the neighbour, and the guidelines say works must not obstruct the neighbour's view.

Can I paint the boundary wall a different colour?

External repainting must follow the architectural guidelines and needs approval.

Can I plant trees next to the boundary wall?

Yes, with space for the roots and branches. Some species are banned because they damage underground pipes, such as Conocarpus (Damas) and Ficus.

Can my contractor start before the approvals?

No. Every home improvement in Tilal Al Ghaf needs the MAF NOC before work starts, and major works also need the DDA permit. Works carried out without approval get a penalty from Majid Al Futtaim and may have to be removed.

When can the works be done?

Between 9am and 5pm, not on weekends or public holidays. A copy of the MAF NOC must be posted on the front door or wall during the works, and your contractor needs a contractor access permit from the Belong app.

How much does a boundary wall change cost in Tilal Al Ghaf?

It depends on the size and the scope. MAF charges an application fee and holds a refundable security deposit, confirmed when you apply. Send us photos and your idea, and we review and advise on our fee for the drawings and approvals.

What do you need from me to start?

Photos, your title deed, the sub-community and home type, and any plans from your handover documents. We tell you what the MAF Home Improvement Guidelines allow and what the submission needs.
