Removing a Column With Limited Ceiling Space: Is It Possible?
Removing a column is harder when the new beam can only drop about 30 cm below the slab. It is often still possible, but it needs a careful structural study, not a standard beam.
The short answer
Often, yes. When a column is removed, its load has to go somewhere else, which usually needs new structure. If the false ceiling sits only about 30 cm below the slab, a standard deep beam will not fit. There are structural systems that can work within limited depth, but which one suits your villa depends on the span, the loads from above (including any extension), the slab and the columns that will take the load. We study the structure and propose the option that fits your layout and ceiling level.

What we check first
- Existing design: the contractor’s calculations and drawings against the real loads.
- On site: the columns, beams and slabs as built, including anything removed or rebuilt.
- Load changes: extensions, new rooms or openings that add or move load.
- Approval status: whether the structure matches the approved drawings.
Documents you will need
- Photos of the area and any cracks or works
- The contractor’s structural calculations and drawings, if you have them
- Approved drawings and permit, if any
- The layout you want (for example, no column in a room)
- Villa location and community
Who does what
From review to approval
The developer and authority depend on the area. We confirm the route for your villa.

|---|---|---|
| Review Structural Solutions | We review the existing design and calculations and check the works on site. | Villa structural assessment |
| Design Structural Solutions | Corrections or an alternative structural design, with stamped calculations. | Column design calculations Beam design calculations |
| Developer NOC Master developer, where applicable | For example Emaar, Nakheel or DAMAC, before the authority permit. | — |
| Permit Dubai Municipality, DDA or Trakhees | Depends on the area. Revised structural drawings are approved before works. | Structural calculations in Dubai |

How it works
How we approach it
Measure and check
Span, slab, available depth below the slab and the loads above.
Study the options
We compare the systems that can carry the load within the space you have.
Design and approval
Stamped calculations and drawings for the developer NOC and authority permit.

Questions
Column removal questions
Can I remove a column if I only have about 30 cm below the slab?
Often, yes, but a standard deep beam usually will not fit. A structural study of the span and loads finds a system that fits the space.
How deep does a beam need to be to replace a column?
It depends on the span, the loads and the material. Longer spans and heavier loads need deeper or stronger members, which is why limited depth needs a careful design.
Can the new structure stay hidden in the ceiling?
Where the design allows, yes. We design around the ceiling level you want.
Does removing a column affect the floor above?
Yes. The floor above loses that support, so the new structure must carry it without excessive deflection. An extension upstairs makes this more important.
Will other columns and foundations take more load?
Usually, yes. The columns and foundations that take the extra load are checked, and strengthened if needed.
What if the column was already removed?
Get it checked straight away. Temporary support may be needed until a proper design is in place.
Does removing a column need approval?
Yes. It is a structural change needing stamped calculations, a developer NOC where applicable and the authority permit: Dubai Municipality, DDA or Trakhees, depending on the area.
Which solution is best for my villa?
It depends on your villa’s structure, span and loads. We study it first, then recommend the option that fits your layout and ceiling level.
