Can My Villa’s Columns Carry a First-Floor Extension?
A first-floor extension adds load to the columns, beams and foundations below. Checking them before works start avoids surprises, like a column that has to be put back.
The short answer
Not always without changes. Rooms added on the first floor send their weight down through the beams, columns and foundations below. Some villas can take it as built; others need strengthening, new supports or a different structural layout. The check should happen at design stage, before works start, especially if you also want to remove a wall or column on the ground floor.

What we check first
- Existing design: the contractor’s calculations and drawings against the real loads.
- On site: the columns, beams and slabs as built, including anything removed or rebuilt.
- Load changes: extensions, new rooms or openings that add or move load.
- Approval status: whether the structure matches the approved drawings.
Documents you will need
- Photos of the area and any cracks or works
- The contractor’s structural calculations and drawings, if you have them
- Approved drawings and permit, if any
- The layout you want (for example, no column in a room)
- Villa location and community

How it works
How the check goes
Existing structure
We review the as-built drawings and check the slab, beams, columns and foundations on site.
New loads
We calculate the extension loads and how they reach the ground.
Design and approval
Strengthening or a new structural layout where needed, with stamped calculations for approval.

Questions
First-floor extension questions
Can my existing columns carry a first-floor extension?
Sometimes as built, sometimes with strengthening. An engineer checks the columns, beams and foundations against the new loads.
Why did my contractor say a column is needed after the extension?
Because the extension added load that column carries. Removing it would need another way to carry that load.
Can I add a first floor and remove a ground-floor column?
Possibly, if the design carries the loads another way. Both changes must be designed together.
What checks are needed before building upstairs?
The existing drawings, the slab, beams, columns and foundations on site, and calculations for the new loads.
Do I need new foundations?
Sometimes. If columns take more load, their foundations are checked too.
Can existing columns be strengthened?
Often, yes, with a strengthening design and stamped calculations.
What approvals are needed?
A developer NOC where applicable and the authority permit (Dubai Municipality, DDA or Trakhees, depending on the area), with stamped calculations.
What if the works have already started?
We can review the design and the works on site and propose changes before the works go further.
