My Unit Was Modified Before I Moved In: Do I Need New As-Built Drawings?
Usually yes. If earlier tenants or owners changed the unit, the old drawings no longer match. New as-built drawings are needed before your own fit-out is approved, and to check that the earlier changes were approved.

My Unit Was Modified Before I Moved In: Do I Need New As-Built Drawings: The Short Answer
| Step | Who | What happens |
|---|---|---|
| 1 | You and our engineers | Your plan, photos and unit details. We get the existing drawings from building management or DMCC and check them on site. |
| 2 | Building management / owners association | NOC for the works. |
| 3 | DMCC (reviewed through Concordia) | Fit-out approval of the stamped drawings and calculations. |
| 4 | Dubai Civil Defence (DCD) | Approval of fire safety changes, then inspection. |
| 5 | Concordia | Final inspection and the Certificate of Completion (COC). |
What Gets Checked Here
- As-built drawings: drawings must match what is built; existing drawings come from building management or DMCC
- Regularising: works done without approval can often be surveyed and approved; some may need changing
- Building management NOC: the building management or owners association approves the works first

My Unit Was Modified Before I Moved In: Do I Need New As-Built Drawings? FAQs
Do I need new as-builts if the unit was changed?
Usually yes, before your own approval.
Who approves fit-outs in JLT?
The building management NOC comes first, then DMCC fit-out approval reviewed through Concordia, DCD approval for fire safety, and the Concordia COC after inspection.
What is Concordia?
Concordia is the building and facilities management for JLT towers, appointed by DMCC. It reviews fit-out drawings, inspects the works and issues the Certificate of Completion (COC).
Where do I get existing drawings for my unit?
From the building management or DMCC. If the unit was changed since, we survey it and update the as-built drawings.
Do I need a COC after a fit-out?
Yes. Concordia inspects the works and issues the COC when they match the approved drawings.
