Tilal Al Ghaf · Garden suite

Tilal Al Ghaf garden suite: can I add one, and what is needed?

Tilal Al Ghaf garden suite: a separate ground-floor annex in the garden is possible for most villas, but not all. It must keep the outside look of the villa, counts as added GFA, and needs the MAF NOC in the Belong app, then a DDA permit. We check your villa and handle everything.

The short answer

A garden suite is a separate ground-floor annex in the garden of a Tilal Al Ghaf villa: a guest room, office, gym or a room for family or staff. It is possible for most villas, but not all, so the villa type and plot are checked first. It must match the villa's outside look and must not block the neighbour's view. It counts as added GFA, which MAF charges for, and it needs the MAF NOC through the Belong app, then a DDA building permit, then inspection and completion.

Questions

Tilal Al Ghaf garden suite questions

What is a garden suite in Tilal Al Ghaf?

A separate ground-floor annex built in the garden of a Tilal Al Ghaf villa, used as a guest room, home office, gym or a room for family or staff.

Can I add a garden suite to my Tilal Al Ghaf villa?

In most Tilal Al Ghaf villas, yes, but not in all of them, so your villa type and plot are checked first. It must keep the same outside look as the villa, with matching design, materials and colours.

Can I build a maid room or driver room in my garden?

A separate room in the garden is handled like a garden suite: possible for most villas but not all, it must match the villa's outside look, and it counts as added GFA. MAF decides, so we check your villa before design.

Can every Harmony villa have a garden suite?

Harmony I, II and III follow the same rules: possible for most villas, but not all. We check your villa type and plot.

Who approves a garden suite?

Majid Al Futtaim first, through the MAF NOC in the Belong app, then DDA issues the building permit.

Does a garden suite count as GFA?

Yes. It adds enclosed floor area, so it counts as added gross floor area and MAF charges its additional GFA fee, confirmed in the application. We measure the area from the drawings.

Can the garden suite have a bathroom or kitchenette?

It can be designed with the facilities shown in the approved drawings. The drainage and services must connect without disturbing the existing services, and no additional electrical load is permitted.

How far from the boundary wall must it be?

MAF reviews the position on the site plan. Garden structures in the guidelines keep at least 80 cm from the boundary wall, and the suite must not block the neighbour's view.

What drawings are needed for a garden suite?

Site plan, plans, elevations showing it matches the villa, sections, structural drawings and stamped calculations, services and the added GFA, with the scope of work and your contractor's trade licence.

How is a garden suite signed off?

After the works, the final inspection and the completion certificate. MAF and the DDA inspector check it was built as approved; the order can vary. An owner letter is needed, and MAF refunds the deposit after you submit the DDA permit, the approved drawings and the completion certificate.

What if the built suite differs from the drawings?

The drawings may need to be updated and re-approved before sign-off. We prepare the as-built drawings.

Can I start building before the approvals?

No. Works start only after the MAF NOC and the DDA permit are issued. Works without approval get a penalty from MAF.

When can the works be done?

Between 9am and 5pm, not on weekends or public holidays. A copy of the MAF NOC must be posted on the front door or wall, and your contractor needs a contractor access permit from the Belong app.

How much does it cost?

It depends on the scope of the garden suite. MAF charges its own application fee and holds a refundable deposit, confirmed when you apply. Send us the details and we review and advise on our fee.

What do you need from me to start?

Photos, your title deed, the sub-community and home type, and any plans from your handover documents. We tell you what the MAF Home Improvement Guidelines allow and what is needed.
