What is Required for a Valley Villa Extension NOC?

A Valley villa extension is a two-stage approval: an Emaar Home Modification NOC reviewed by Emaar DRC against The Valley's contemporary design guidelines, followed by a DDA Building Permit. The Valley uses DDA for building permits, the same as Dubai Hills Estate. As a new community with recent handovers, original approved drawings are available from Emaar, simplifying the NOC submission. GFA fees of AED 700/sqft apply on all enclosed BUA additions.

When is a Valley Villa Extension NOC Required?

An Emaar NOC and DDA Building Permit are required for any Valley villa extension that increases BUA, modifies the external envelope, adds a swimming pool or covered structure, or involves structural wall removal. The Valley's contemporary design guidelines are enforced by Emaar DRC. GFA fees of AED 700/sqft apply to all enclosed BUA additions. As a recently completed community, The Valley DRC is actively reviewing submissions and enforcing design compliance.

The Valley Villa Extension NOC — Frequently Asked Questions

Does The Valley require DDA or DM building permits?

DDA Building Permit, the same as Dubai Hills Estate. The Valley falls under DDA jurisdiction. Dubai Municipality BPS has no jurisdiction over The Valley. Always confirm DDA as the correct authority before drawing production begins.

Which clusters are in The Valley by Emaar?

The Valley has five main clusters: Eden (3-4 bed townhouses), Elora (3-4 bed townhouses), Nara (3-4 bed townhouses), Orania (4-5 bed villas), and Nima (4-5 bed villas). Each cluster has specific plot sizes and GFA allowances. Structural Solutions confirms your cluster and remaining GFA allowance before design begins.

What are the GFA fees for Valley villa extensions?

AED 700 per sqft of new enclosed Built-Up Area, plus AED 500 non-refundable review fee. As a new community, Emaar enforces GFA cap compliance strictly on The Valley submissions.

Are original drawings available for Valley villas?

Yes. The Valley handovers began in 2024 and original approved drawings are available from Emaar. This makes NOC submissions simpler than older communities where as-built surveys are required before modification design can begin.

Can Structural Solutions manage the full Valley extension NOC?

Yes. Structural Solutions manages the complete scope across all Valley clusters — drawings, Emaar portal submission, DDA building permit, and final NOC clearance. Contact us on WhatsApp or email info@structuralsolutions.ae.
