JVT Villa Modification NOC
A JVT villa modification NOC is Nakheel’s approval for changes to your villa, from walls and balconies to pools, pergolas and the façade. Structural works then need a Trakhees permit. We prepare the drawings and calculations and handle both.
The short answer
Villa modifications in Jumeirah Village Triangle (JVT) need a Nakheel NOC through the Nakheel online portal. Works that change the structure also need a Trakhees building permit with drawings and stamped structural calculations. Interior painting needs no NOC. Unapproved works on the Villa Status Report (VSR) need to be fixed before a sale.
What you need to know in JVT
- The community: JVT has villas and townhouses. Townhouse designs must take the shared wall into account.
- Villa plans: Nakheel provides villa plans to owners; if they are missing, the villa is surveyed and drawn as built.
- Approved consultant: Submissions to Trakhees are made by an approved consultant, not by the owner.
- VSR: Existing unapproved works can hold a new request until they are cleared.
Documents you will need

Questions
Questions owners ask about JVT
Is JVT under Trakhees?
Yes. Villa works in JVT need a Nakheel NOC through the Nakheel online portal, then a Trakhees building permit.
Which villa works in JVT need approval?
Works that change the structure, the outside of the villa, the garden structures or the services need a Nakheel NOC, and structural works also need a Trakhees permit. Interior painting needs no NOC.
Can I remove a wall inside my JVT villa?
Only after an engineer checks whether it is load-bearing. Wall removal needs a Nakheel NOC, and a Trakhees permit with stamped calculations where the wall is structural.
Where do I get my villa plans?
Nakheel provides villa plans to owners. If they are missing or the villa has changed, we survey it and prepare as-built drawings.
What if the previous owner made changes without approval?
They show up in the Villa Status Report (VSR) and need to be fixed before a sale. Some can be approved after review; others need changing or removing.
Can I extend a townhouse in JVT?
Townhouses follow the same route. The design must take the shared wall into account, and building next to a shared wall needs the neighbour’s consent.
