In Nakheel communities (Palm Jumeirah, Jumeirah Park, Jumeirah Islands, Al Furjan, Murooj Al Furjan, Tilal Al Furjan, JVC, JVT and Jebel Ali Village) the NOC comes from Nakheel through its online portal. In Jumeirah Golf Estates it comes from wasl Urban Management (JGE NOC / DRC). Some nearby areas, such as Jebel Ali Hills, follow a different route.

Areas that follow a different route
Some communities sit close to the Trakhees areas, or were built by a well-known developer, but use a different authority. Check these before you start:
- Jebel Ali Hills: NOC from DCM (Dubai Holding Community Management), then a DDA permit.
- The Meadows, The Springs, The Lakes and Emirates Hills: Emaar Community Portal NOC, then Dubai Municipality.
- Dubai Hills Estate, Arabian Ranches and The Valley: Emaar Community Portal NOC, then DDA.

How the Trakhees route works for a villa owner
- Plans first. Nakheel provides villa plans to owners. If plans are missing or the villa has changed, we survey it and draw it as built.
- Drawings and calculations. We prepare the drawings and, for structural works, stamped structural calculations. Nakheel and Trakhees often ask for AutoCAD drawings in DLTM coordinates as well as PDF.
- Developer NOC. The Nakheel NOC is applied for through the Nakheel online portal. In Jumeirah Golf Estates, the JGE NOC comes from wasl Urban Management.
- Trakhees building permit. With the NOC in hand, the drawings go to Trakhees for the building permit.
- Works and inspections. The contractor builds to the approved drawings.
- Sign-off. A final inspection and a completion certificate close the permit. The developer and Trakhees both inspect; the order can vary.
Works done without approval in Trakhees communities
