The Meadows Villa Extension Fees: How Emaar Charges
The Meadows villa extension fees are charged by Emaar through the NOC application: an application fee plus a charge on the floor area you add. We measure the area so the application is accurate.
The short answer
Emaar charges an application fee plus a charge based on the added gross floor area (GFA), at the rate in the community guidelines, with separate rates for villas and townhouses. Going beyond 10% is charged at a higher rate. Emaar confirms the amount during the NOC application. Dubai Municipality permit fees are separate, and our own fee depends on the drawings and scope.

What we check first
- Plot and setbacks: where an extension, pergola or pool can go on your plot.
- Structure: walls, slabs and foundations before any opening or new load.
- Existing floor area: measured from the as-built plans, so the extension percentage is right.
- Unapproved works: older changes are surveyed and approved before new works.
Documents you will need
- Photos of the villa and the area you want to change
- Villa and plot number (Meadows 1 to 9)
- Title deed and owner ID
- A sketch or short description of the idea
- Emaar as-built plans, if you have them
