Plot setbacks, permitted built-up area, height limits and, in master communities, the developer’s design guidelines. We check these for your plot before designing.
Can I Build a Service Block on My Villa Plot in Dubai?
Usually yes — subject to your plot’s regulations and a building permit. On non-master-developer plots like Al Barsha, Dubai Municipality approves it directly; in master communities, the developer’s rules and NOC come first.

How Service Block Approvals Work
A service block is a separate building on the villa plot, typically for maid’s or driver’s rooms, a kitchen or storage. It is new construction, so it needs a building permit — from Dubai Municipality on non-master-developer plots such as Al Barsha, or after the developer NOC (and from DDA or Trakhees where applicable) in master communities.

| 2 | Master developer | Not needed on standalone Dubai Municipality villa plots — required in master-developer communities. |
| 3 | Building authority — Dubai Municipality | Building permit; work starts only after it is issued. |
| 4 | Developer and authority | Completion inspection and sign-off. |

Key Technical Rules
- Setbacks and coverage: the extension must respect the plot setbacks and coverage limits in the community guidelines.
- Counts as GFA: added floor area is reviewed as additional GFA by the developer and the authority.
- Existing structure checked: foundations, columns and slabs are checked for the new loads.
- Matching design: external finishes and rooflines must match the original villa.
- Completion inspection: required before the extension is used, sold or handed over.
