What is the difference between a consultant and third-party verification?
The design consultant prepares the design and submits it for approval. A third-party verifier is a different, independent consultant who checks that design or the built works, when an authority or owner asks for an independent check.
The short answer
Both are approved consultants, but with different roles. The consultant of record designs, calculates, submits and follows the project. The third-party verifier only checks independently and stamps a verification. Dubai Municipality, DDA and Trakhees can ask for this extra check on certain works.
What you need to know
- Role: Design and submission vs independent check.
- When: Every project vs when requested.
- Independence: The verifier did not design it.
- Output: Approval package vs stamped verification.
